Meet Linden: Portland's Brand New East Side Community with Roots!

In the spring of 2012, Foursquare Living selected Guardian Management to lease up and manage their brand new, 132-unit senior living community along East Burnside in Portland, Oregon.

The Central Eastside is an emerging neighborhood known for some of the very best restaurants, coffee houses and breweries in the area. It’s proximity to downtown, access to public transportation and bike routes has made it very appealing to apartment seekers and housing developers - even the New York Times has taken notice. Clearly a magnet for 20-30 year old renters, it was not as clear if this neighborhood would attract a senior audience.

After careful consideration by the development and management team, a new vision was born. Linden emerged, plush with amenity space, connectivity, city views and modern floor plan designs, open to all people of all ages.

“The corner of East Burnside and 12th is memorable to many in Portland. Couples went on their first date there when it was The Tik-Tok Diner,” said local owner representative Pastor Greg Russinger of the Portland Foursquare Church. “Linden serves the next generation by providing opportunities for community and relationships to flourish.”

Marketing efforts were heavily focused on creating a buzz through social media content and driving traffic to Linden’s website. Guardian’s marketing team created two lifestyle videos: The first to capture the flavor and vibe of Portland’s emerging central east side and the second to show off the building features, amenities and stunning views.

“We knew Linden’s location would attract residents wanting to live close to downtown, but many of our early prospects were not from Portland,” said Meghan Hill, Director of Marketing for Guardian Management. “We felt we needed two videos – one that reflected the unique aspects of Portland’s east side and one that captured real life at Linden to best attract this audience.”

Linden was a little over 17% leased before it officially opened in September 2013 and is currently on pace to reach full occupancy this summer. Community connection is a big part of the culture at Linden; social functions are held monthly and often include local microbrews and furry canine companions.
